§ 40-4. Required improvements.

  • (a)

    Iron rods. Five-eighths inch by three feet long shall be placed at all boundary corners, block corners, angle points, points of curves in streets, and at such intermediate points as required by the city. All lot corners shall be staked with three-eighths-inch by ten-inch iron rods, centered in concrete.

    (b)

    Improvements and streets.

    (1)

    Utility and street improvements shall be provided in each new subdivision in accordance with the standards specified below and at the expense of the developer.

    (2)

    Public water improvements shall be construed as required by specifications in the Code of the city or the rules, regulations, or requirements of any governmental authority.

    (3)

    Public sanitary sewer improvements shall be constructed as required by specifications in the Code of the city or the rules, regulations, or requirements of any governmental authority.

    (4)

    All streets are to be paved. The minimum paving standard shall be a six-inch select compacted base overlaid by either bituminous surface treatment using limestone rock or asphaltic concrete plant mix to a minimum compacted depth of not less than 1½ inches.

    (5)

    Major streets as required by the comprehensive plan.

    (6)

    Collector streets shall have a minimum pavement of 41-foot back-to-back of concrete curb in a 60-foot right-of-way.

    (7)

    Local streets shall have a minimum pavement of 31-foot back to back of concrete curb in a 50-foot right-of-way.

    (8)

    All streets are to have an integral concrete curb and gutter along both sides.

    (9)

    All local streets shall have a four-foot concrete sidewalk one foot from property line, while all other streets shall have five-foot sidewalks.

    (10)

    Grading and center line gradients of streets shall be as shown on plans and profiles approved by the city.

    (11)

    Storm sewer system and other drainage improvements shall be as per plans approved by the city.

    (12)

    All street intersections shall have appropriate street name signs as approved by the city.

    (13)

    Street lights shall be installed by the subdivider at all street intersections within the subdivision. All placement of lights shall be approved by the city before installation.
